As per the the MyGov.Scot website, building a shed, greenhouse, or other building on your property is likely to be covered by a set of rules called “permitted development,” which means that you will not need planning permission.
In order for the structure in question to fall under the permitted development rules, it needs to meet the following requirements:
- It needs to be located at the back of the house
- It must not be used as a separate home to live in
- it, and any other development, must not take up half or more of the ‘curtilage’ – this means half or more of the grounds behind your home
- The structure must not be higher than 4 metres at its highest point
- Any part of the structure that is a metre or less from the boundary of your property must not be higher than 2.5 metres
- The eaves (the part where the wall meets the roof) of the structure must be no higher than 3 metres
- if the land is in a conservation area or in the grounds of a listed building, the structure must have a footprint of less than 4 square metres
If your garden room doesn’t meet these requirements, or if there is any uncertainty, you should get in touch with your local council to discuss the matter and to apply for planning permission if necessary.
